South Florida's heat and humidity make mold a real risk after any leak. Moving fast in the first 24 to 48 hours makes the biggest difference.
Step 1: Stop the leak
Shut off the water at the fixture or main valve and get the leak repaired. Drying out a space while water is still seeping in won't work.
Step 2: Remove water and wet materials
- Mop and wet-vac standing water.
- Pull up wet rugs and move furniture off damp floors.
- Remove baseboards if water got behind them so the wall can breathe.
- Take everything out of wet cabinets.
Step 3: Dry aggressively
- Run the air conditioning and dehumidifiers.
- Use fans to move air across wet surfaces.
- Keep windows closed on humid days; outside air may add moisture.
Where mold hides
- Inside walls behind showers, sinks and water heaters
- Under vinyl, laminate and wood flooring
- Inside sink base cabinets
- In drywall ceilings below bathrooms or AC units
When to call professionals
- Water soaked drywall or insulation for more than a day or two
- The leak came from a sewer or drain line (contaminated water)
- You see or smell mold over a large area
- Anyone in the home has allergies or respiratory issues
A plumber can confirm the leak is fully repaired and check for hidden leaks; a water damage or mold remediation company can dry and treat affected areas. Photos and repair documentation help with insurance claims.
