Whether you head north for the summer or travel for months at a time, an empty home is at risk for undetected leaks. A little prep goes a long way.
Before you leave
- Shut off the main water valve. This is the single best way to prevent a flood while you're gone. In a condo, close your unit's shut-off.
- Turn off the water heater, or set it to "vacation" mode. Turn off the breaker for electric units.
- Drain the lines by opening a faucet after shutting off the main.
- Turn off the ice maker and the water supply to the washing machine.
- Replace old supply lines on toilets, sinks and the washer with braided stainless steel before you go.
- Pour water in every drain just before leaving so traps stay sealed longer. In long absences, some traps may still dry out.
- Leave the AC on at a moderate setting with humidity control to prevent mold.
- Plan for irrigation. If your sprinklers run off the house supply, closing the main will stop them too. A plumber can add a separate irrigation shut-off so the lawn keeps getting water while the house stays dry.
Consider smart protection
- Wi-Fi leak sensors near the water heater, washer and under sinks
- An automatic shut-off valve that closes the main when a leak is detected
- A trusted neighbor or home watch service to check periodically
When you return
- Open the main valve slowly and check for leaks.
- Run every faucet and flush every toilet to clear air and refill traps.
- Restore the water heater and confirm it's heating.
- Look under sinks and around the water heater for signs of moisture.
A pre-departure plumbing check can catch worn supply lines, a failing water heater or a stuck shut-off before they become problems while you're away.
